We are open from 9 AM - 6 PM Monday through Friday, 10 AM - 5 PM on Saturdays, and 1 PM to 5 PM on Sundays!

Yes, our communities are pet friendly! We have several dog parks amongst the three properties, as well as pet stations.

We offer an array of floor plans, ranging from 1 bedrooms to 3 bedrooms, as well as 1 and 2 bedroom townhomes.

We are located in the heart of Addison, close by an array of restaurants, shops, and more!

Bent Tree sits near the Dallas North Tollway and President George Bush Turnpike, providing convenient access to Addison, Plano, and Downtown Dallas. Residents often enjoy scenic views and easy access to the Addison restaurant district.
No, we do not offer furnished units, but we do know of a few companies who would be able to assist with furniture rentals.
No, smoking is not permitted on the property.

Leasing and Application Process

Tours can be scheduled online via our website, or by contacting our office via phone or email!

The documents needed to submit an application and for ID verification are a Social Security card and driver's license. For income verification, the preferred method for verification is one full month's worth of paystubs from the most recent pay periods.

We require that all households collectively make 2.5x the rent.

Yes, renter's insurance is required. We require a minimum of $100,000 personal liability coverage. All leaseholders must be listed on the policy and the policy must include an additional interested party.

The approval process can take anywhere from 48-72 hours.

We do offer shorter lease terms, with the shortest option available being 6 months.

Yes, we do run credit and background checks! It is a soft pull on the credit and will give us an overview of credit, criminal, and rental history.

Pricing, Fees, & Deposits

No utilities are included in the rent, but are billed alongside it in your portal! The utilities billed to the portal include water, sewage/wastewater and gas.

Electricity would be the only utility that residents are responsible for! All residents choose their own provider and pay them directly.

Rent is due on the 1st of each month, with a small window for the grace period before late fees post. We accept credit and debit cards, e-check (ACH option), cashier's checks and payment through the Payment Receipts.

Move-In, Lease Terms

We offer lease terms of 6-15 months at the Communities of Bent Tree!

On move in day, we require proof of electricity, proof of insurance, and the move in payment via cashier's check!

Subletting is not permitted, but we do allow leases to be transferred as long as all of the proper steps are taken and all new leaseholders are approved.
For all move outs, we require a minimum of 60 days written notice to vacate. On move out day, the key return form must be filled out and we will collect all keys and your forwarding address! You have the option to have one of the staff members complete a move out walk with you, but it is not required.

Amenities & Lifestyle

We offer several dog parks, pools and tennis/pickleball courts at each of our communities!
Dog parks are available 24/7, and the pools and tennis/pickleball courts are open from 10 AM - 10 PM daily.
We do not currently offer amenity rentals for private events.
We do not currently offer WiFi in common areas.
We do not currently offer guest suites for visitors.

Parking is available on site!

We do not currently offer EV charging stations.
We do not currently have any designated bike storage areas.
Packages delivered during business hours will either be delivered to the Luxer One package room located at the leasing office, or delivered to your door. Packages delivered after the office is closed will be delivered to your door.
Yes! We do offer resident events each month and the city of Addison has an active community activity calendar.

Guests

We do not currently offer guest suites for visitors.
Guests may park in any open parking space, but not under any covered parking.
Guests are able to access the buildings directly from the parking lots.

Accessibility

Yes, amenities and common areas are accessible.
We have several ADA - compliant parking spaces available throughout each of the communities.

Pets

Yes! We do allow pets.
There are breed restrictions for dogs. No aggressive breeds are allowed.
There is a limit to 2 pets per home.
Of course! Service animals, assistance animals and ESAs are allowed.
We do! We have several dog parks and pet waste stations throughout all three of the properties.
We have a one time pet fee per animal and pet rent per month. This does not apply to service animals, assistance animals or ESAs.

Neighborhood

We are located in the Bent Tree area of Far North Dallas, near the intersection of Dallas North Tollway and Trinity Mills Road.
We have a Sprouts, Whole Foods Market, and several other grocery stores nearby, as well as a large array of restaurants! Addison is the restaurant capital of Texas, with more than 180 restaurants located within the town. We have a Ruth's Chris Steak House, Del Frisco's Double Eagle Steakhouse, and Texas de Brazil located nearby as well!
Communities of Bent Tree is located within Dallas ISD and is currently served by Jerry R. Junkins Elementary School, E.D. Walker Middle School, and W.T. White High School. Because attendance boundaries can change, prospective residents should verify school assignments directly with Dallas ISD.
The Chicago School (Dallas Campus), Dallas College Brookhaven Campus, Collin College Courtyard Center are all within 4 miles of our community, with several other universities located within a short drive.
Communities of Bent Tree offers convenient access to public transportation, with DART's Spring Valley Station just minutes away. Residents can easily connect to Downtown Dallas, Plano, Richardson, and other major employment and entertainment destinations via the DART Red and Orange Rail Lines.

Resident Resources

Rent payments can be made through the LOFT Living app, via cashier's check or through the Payment Receipt option!
Lease renewal offers are sent to each resident's email and documents are sent to their emails as well once an offer has been selected.
